The
Vendor
When you come to sell your property there
are many factors to take into account when deciding on
which agent or agents to instruct. One would hope that
the agency you choose is reaching your target audience
and that they are marketing your property properly and
effectively. If an agent provides floorplans with your
property details, you are guaranteed to get more serious
viewers as they are in possession of all the facts. Potential
buyers coming to view your property, only to find it is
not suitable for them due to size or layout can be very
frustrating for all concerned. How long did it take for
you to prepare the house for viewing? If your agent had
provided more details to the buyer, that would be less
likely to happen. Floorplans are proven to attract only
genuinely interested buyers.
The public want more information and
they are looking for it in a form that is most convenient
to them. They do not want to have to read through pages
of ‘blurb’ or irrelevant detail. They want,
in the main, to cut to the quick and get a good picture
of the home they are looking at and the quickest way to
do that is to be able to look at photographs and floorplans.
Both are invaluable aides-memoire once a prospect has
looked at the house, and particularly so in larger properties
where they need to work out the relationship between the
various rooms. The choice of who vendors instruct is being
influenced by the quality of the details and in quite
a number of instances floorplans can be a deciding factor.
With the introduction of floorplans into their details
there is a greater chance of success in gaining more instructions.
If you choose to sell privately it makes
even more sense to provide a floorplan. When a buyer responds
to your advert the first thing they will ask for is more
information. A small investment in a floorplan will enable
you to send them the exact information that they require.
